Near the coast the ground runs sandy with a high seasonal water table, and lots near the marshes and beaches sit close to groundwater. That is good for drainage and hard on drain fields when the water comes up in spring. Older cottages converted to year-round use often carry a tank sized for summer weekends, and the ones built before the 1970s can still be steel. Inland from Route 1 the soil turns to till and ledge, and the same street can have both.

Inland York County sits on glacial till: dense, stony soil that holds water in spring and often has ledge close to the surface. Drain fields here are frequently raised or engineered beds because the native soil does not perk well, and repairs mean knowing where the ledge is before the bucket finds it. Older village homes near a sewered center may still be on the original septic if the line never reached their road.

Setbacks from the water govern what can be built, and shoreland zoning applies to any replacement. Pump-outs before the season opens and before the camp is closed keep a small tank out of trouble.
